Dormers, additions and patchwork repairs
Many Raytown houses have been expanded over time, with a back room, a covered porch or a dormer added decades after construction. Each addition creates a seam where old and new roofing meet, and the original builders may have flashed it simply. Repairs done by past owners also tend to pile up, with roof cement smeared on top of shingles and mismatched patches that trap water.
Cape Cod dormers have short walls and valleys that are easy to flash badly. Chimneys on these homes often sit near the ridge, with a cricket or saddle needed on the uphill side to shed water. Cleaning up such details, not covering them, is what stops recurring leaks and prevents rot in the small framing members behind them.
