Extra layers, small roof planes and chimneys
Older Independence houses often have small, cut-up roof planes, with dormers, porches, gables and chimneys all creating junctions. Each junction needs flashing, and old flashing is among the most common leak sources. Metal that was installed decades ago may be corroded, bent or covered in roofing cement that has dried and cracked.
Where more than one layer of shingles has built up, the weight can strain the structure, and moisture trapped between layers can rot the decking. A full tear-off to the boards lets the crew see and repair damaged sheathing before new underlayment goes down. Wooden decking on older homes may be planks, not sheets, and uneven spacing needs attention before shingles are laid.
