Membranes, seams and standing water
Low-slope roofs rely on membranes such as TPO, EPDM or modified bitumen, joined at seams and sealed at edges and penetrations. Hot summers, freezing winters and sudden spring storms all stress those materials. Seams can open, flashing at parapet walls can pull away and punctures from foot traffic, tools or hail can let water in.
Drainage is a recurring theme. If water stands on a flat roof for long after rain, it adds weight, speeds up wear and finds weak spots. Clogged drains, sagging decks and poorly sloped areas can all be causes. Rooftop equipment such as HVAC units, vents and conduits brings more penetrations, and each one needs sealing and periodic checking. Regular inspections catch these items before they turn into ceiling damage.
